Shop #1 Has been at its current location since the early 1980s and is a fixture on the Upper East Side. This shop was completely renovated in February 2016 to meet the current MAJOR PREMIUM brand design, complete with new dipping cabinets, all new interior walls, floors and furniture, as well as upgraded electrical systems. As the only MAJOR PREMIUM shop on the Upper East Side, this shop caters to wealthy clients in the area, as well as, nearby hospitals and corporate clients in Midtown. The shop is located within walking distance of the 68th and 59th Street subways and will also benefit from the 2nd Avenue subway. The building owner is a well-known and respected landlord with deep roots in Manhattan. The lease is advantageous because the tenant next door is a subtenant and pays 57% of the monthly rent. The lease expires in 2022. Shop #2 is located near Columbia University. A longtime fixture of this neighborhood since the 1980s, this shop caters to the student and residential population of the immediate neighborhood, as well as, the rest of the Upper West Side north of 116th and south of 96th street. Competition:The main challenge facing the shops is one faced by any business: revenue growth. Fortunately, there are numerous ways to achieve this. This can be done by continuing to excel in marketing and adding a sales component, which the owners have begun to do. There is a 5,500+ list of property managers, event planners, HR professionals, sales directors, and administrative assistants who can be contacted through email, direct mail and phone. Updated lists can be obtained through data.com and used in an ongoing effort to generate leads and increase awareness. The shops will also benefit from increased use of social media: an improved presence on Facebook, Twitter, Instagram and Pinterest, as well as, building an information and an ordering app for the iPhone and Android platforms. Growth Potential:UNLIMITED ! The shops face declining competition from artisan ice cream shops and branded frozen yogurt shops. There are no artisan ice cream shops located within a 10+ block radius of any of the shops. There are yogurt shops nearby; but, the yogurt shop customer is looking for meal replacement whereas this MAJOR BRAND'S customers are looking to indulge themselves. Furthermore, yogurt shops continue to be viewed as passing fads, and most do not offer cakes or catering, and even if they do, their product line is very limited in comparison. In fact, many of the competitors have closed their doors over the past two years, whereas these shops remain profitable and are growing.
