This Estate Winery and Distillery, a country property, is comprised of
a 40-acre farm, which includes 12 acres of vineyards, 3 acres of
raspberries, and 5 acres of blueberries with pear, cherry, apple, and
plum trees throughout the manicured estate. You can also find
currants, elderberries, and even hops on the property. A timber-frame
Banquet Hall, which was built in 2007, sits prominently over the
vineyard, overlooking the panoramic view of the Black River Valley and
the Adirondack Mountains, making us one of New York’s most serene and
picturesque estate wineries. Along with the 8,000 sq ft Banquet Hall,
the property includes a Tasting Room and retail space, a 4,400 sq ft
Processing Building with tank room, cooled storage, and offices. The
property also includes the original dairy barn which now serves as a
Machinery Shop and provides ample storage. This property is truly
unique and special to the area, a must see.

There are certainly opportunities for growth and development as the
market expands and the population comes to further appreciate NY
wines. The success of the current business on the property has been
due in large part to the focus on creating and developing the unique
taste from the variety of fruits grown on the estate. Tug Hill
Vineyards is also more than a Winery and Distillery, it's a
destination. Alongside the production of over 20 handcrafted wines and
liqueurs, the estate is always abuzz in the warmer months hosting its
popular Thursday night "Wine Down" event with local musicians, our
renowned Sunday Brunch has come to require reservations in advance as
our guests love sitting on the porch enjoying the view with their
meal, the property is also known as a fantastic wedding venue, once
you visit and take in the sweeping views of the valley from the lush
garden patios you will understand. Prior to building the vineyard, the
current owners spent over 30 years working in the Landscaping
Industry, their expertise is evident in the gardens and patios that
greatly enrich the visitor experience.

In the vineyard you will find several varieties of French-American and
Minnesota Cold-Hardy grapes; most notable the Marquette, LaCresent,
and Frontenac varietals which produce award-winning, delicious, and
complex wines. You will also find Brianna, Frontenac Gris, Frontenac
Blanc, Praire Star, Edelweiss, Petite Pearl, and King of the North.
Our trellis and growing systems have over a decade of development and
refinement with the help of Cornell Cooperative Extension and other
local growers, allowing for peak production and a decrease of
man-hours spent in the fields, producing a fantastic crop. This
diversity of Cold-Hardy grapes allows the winery to create products
for a wide range of wine drinkers, allowing the vineyard to fulfill
the demands of the local market and reach out beyond our immediate
customer base. The blueberry and raspberry fields produce enough crop
to make the fruit wines and support a well know U-Pick operation that
also includes cherries, apples, pears, and currants. The main estate
is on a sloping hillside which allows for proper air circulation for
the grapes. There are also 2 ponds onsite which supply the water for
the drip irrigation system to keep the raspberries and blueberries
producing at peak levels during dry spells.

This property is located just off of State Route 12, a main corridor
in the region. The area is known for agriculture, most notably its
dairy industry. Lowville is the closest town, only 5 miles away. The
nearest city is Watertown which is about 20 miles away. Interstate 81
is roughly 25 miles away, dependent on the direction of travel. A
notable driving force in the area is Fort Drum, many of the families
stationed there often come to visit the vineyard as they explore the
region. Syracuse is an hour and a half away. The Adirondack Park is
about 40 minutes away. There are roughly 12 other wineries and
distilleries north of this property, thanks to the cold-hardy grapes
the region is expanding and developing, making a name for itself when
it comes to cold-hardy grapes.

With sweeping manicured lawns and gardens, vineyards and rows of fruit
trees, the vast picturesque views of the Black River and the
Adirondack Mountains has proven to impress anyone who visits this
destination venue and winery. The burgeoning growth of the craft
movement and the refinement of the cold-hardy grapes in this region
will certainly provide for years of business in this developing
market. The newly established distillery on the property has begun
selling liqueurs which are a fantastic opportunity to reach new
markets. This enterprise is already a profitable business, it's a
turn-key property ready for new owners to develop it further.
